By taking advantage of these services it will benefit you in many ways. Issue 3 A bond must be paid prior to moving into the premises. It is a payment paid to the landlord as a ‘security deposit’. This bond is kept as security against any damage that may be caused to the house while you are renting it, or it may be used to cover any rent owning at the end of the lease. Also the landlord may be entitled to receive some rent in advance if agreed in the paymeny of your bond and the signing of your lease. If the landlord receives rent in advance then you are in entitled to a receipt. This receipt should be kept in case of any disagreement in the future. Issue 4 An inspection form also called a condition form is to be filled out o nce you have signed a tenancy agreement and paid your bond. This document confirms of the condition of the property at the beginning of your tenancy. This report lists the faults and the condition of each area of the premises. This report must be agreed by both the landlord and the tenant. Once all these issued have been confronted and dealt with, you are ready to move into your rental property and make most of the benefits of renting.
